A Will is just a Wish…
From a title insurance standpoint, in many instances, when someone dies, even if that person has left a will, the will itself is not considered a "deed of conveyance." The estate will need to be probated, and a Personal Representative (PR) appointed. The PR will then have the court's authority to execute a deed to convey the property in accordance with the will.
